Life is easy in Coronado Beach, Panama

What about the Coronado area? 

There is one town that's growing into a bustling beach community.  I'm talking about Coronado, the "crown" of the Pacific in the Republic of Panama.

Over time, several things become apparent. First, Coronado is only an hour from Panama City. It is the best beach you can get to in such a short period of time.
The more time you spend in Coronado, the more clearly you see it: here you can have the ultimate city-beach blend. That's a cocktail I could really go for.


Coronado is located in what's known as the Arco Seco, or dry arch. This region is known for its lack of rainfall. Whereas Panama's "wettest" areas (mostly on the Caribbean coast) can receive up to 129 inches of rain a year, the Arco Seco gets less than half that, typically a maximum of about 69 inches.
So why would so many expats choose the Pacific over the turquoise waters of the Caribbean? Rainfall has a lot to do with it. Even during the rainy season (typically April through December), rainy days in Coronado tend to consist of only an hour or two of rain. Most days, you see the sun. That's a powerful plus.
In the Coronado area it is simply impossible to be friendless or bored.
The community here used to consist solely of wealthy Panamanians. But after the late 1990s, that began to change.  Property values increased and that drew foreign and local investment. Expats began to move to Coronado, and a trickle became a steady stream.
Today, Coronado is filled with a fun, interesting mix of Panamanians and expats...part-timers and weekenders and full-timers, too. The town is growing, with a new shopping plaza and hospital bumping up the "wow factor" in a big way. With growth has come an increasingly active community that calls itself Expats West. There are schools and classes and charity drives. New restaurants and cafes provide a good variety.
Though property prices right in Coronado town have risen, this beach community still offers the best value Panama's Pacific Coast has to offer. And though it can be tough to find a home for under $200,000 right in Coronado, growing pueblos 10 to 20 minutes away offer bargain beach property in close proximity. Situated on the Pacific, 55 miles from Panama City, will be the new Panama Marriott Resort Casamar, a 5 star hotel with 180 rooms in several interconnected buildings.
A press release from Marriot International reads:Marriott Hotels & Resorts have announced plans to develop a 180-room hotel in the resort community Casamar on the Pacific coast of Panama. The five-star resort, will be opened in 2013 under a franchise agreement with Casamar Development Tourism, SA and the Pacific Corporation, SA.The Casamar Marriott Resort will be located on the beach, near the city of San Carlos, about 55 miles from Panama City. Casamar The community resort will include a number of condominiums and villas, tropical gardens, walking paths, independent restaurants, shops, a health club and a beach club. The Pacific coast of Panama, a traditional weekend destination for wealthy Panamanians, is rapidly developing as a tourist destination with the development of quality resorts.The Panama Marriott Resort Casamar will offer 180 rooms in a series of interconnected buildings around the hotel’s public and recreational areas, including a large swimming pool and large garden areas. The hotel will also feature two restaurants, two bars, ample meeting spaces, shops and a full spa service. The designer of the project is Zurcher Architects, whose work includes Bristol Buenaventura Resort, as well as all the Marriott Hotels & Resorts and JW Marriott in Costa Rica – The Costa Rica Marriott in San Jose, Los SueƱos Marriott Ocean &Golf Resort, and JW Marriott Guanacaste Resort & Spa.

Panama Real Estate Transactions

I want to share with you the process of a cash transaction on buying Real Estate in the country of Panama.  The process is very simple, yet can move at a snails pace, so you need to be very patient.  Besides the best part of living or moving to Panama is the slower pace, who needs the rat race where we go everywhere so fast then what!!!!!  First locate the investment you want, give your earnest money, get a lawyer on your side to help read the Spanish documents that you will be receiving (remember this is Panama).  Sign the contract as directed by your lawyer and at that same time you usually need 20% of purchase price at this time also.  Once all parties sign a closing date will be set and before you give final amount to seller you must make sure you have 100% clean title as there are many properties in Panama with out title (stay away from these).  The above process, although easy can take 3-4 months to conclude so put on your patient hat and relax, it will happen and once is does you can turn your frown upside down.

Real Estate Comparison (Hoboken NJ vs Coronado Beach Panama)

OK, let's do a quick comparison on 2 pieces of Real Estate, one in Hoboken NJ and the other in Coronado Beach Panama.  The best way to understand cost of living is in real estate as this is always the biggest chunk of money we all spend on a monthly basis.  so here we go.
700 sq feet in Hoboken - cost in today's dollars $365k, yearly taxes $8200, monthly condo fee's $263 (no amenities)
580 sq feet in Coronado Beach Panama - cost in today's dollars 65k (fully furnished), yearly taxes $400 (maybe), monthly condo fee's $116 (gated community, swimming pool, tennis courts, social area included)

Let's say you wanted to rent either of the above properties instead of buy
Hoboken Property $1800/month (NO amenities); Coronado Property $450/month (Amenities stated above)

So, if you wanted to retire or live a better more relaxed life where would you want to start?  If you can save this much money on your main living expense look at what you will have left over to enjoy your daily activities?  Come to Panama and turn your frown upside down.

Lots of good Real Estate in Panama

Hello all, was tracking some listings on www.beachesandcity.com that have shown up recently and many good properties are coming for sale.  The best advice I can give someone when buying property anywhere overseas is to pay CASH.  Do not bother trying to get a loan as the requirements are outrageous and who needs that bother as we get that in the USofA.  You can get some real nice properties in Panama for under 150k.  As my buddy as Beaches and City told me, if you have 150k to spend, you can get a nice home, a car, and have plenty left over to live a lot, sounds like a plan to me folks

Hello friends, just wanted to express my thoughts on the laid back atmosphere that you will enjoy when you decide that Panama is the place to live, whether as a second home or as a full out retirement.  You can truly live life like you want and deserve in Panama and all the while taking a relaxing approach to life, why battle stress all day!  In Panama if you enjoy the hustle and bustle of the city, then Panama City is for you, if you decide that the beach life is the way to go then the Pacific beaches are the best, and lastly if you like that spring like mountain air, then choose from many of the mountainous areas like Trinity Hills Valley, or Altos Del Maria.


No matter your lifestyle choice Panama has what you need just in a more relaxing, less taxing atmosphere.  So come to Panama and turn your frown upside down.

Panama Real Estate, A Terrific Investment!

Panama real estate is a terrific investment!
You may or you may not agree with me when I advise you that Panama real estate is an absolutely terrific investment, but I am almost certain that you would agree with me when I say that we are living in some very troubling times.
Is this the age of turmoil?
Hundreds of thousands of people are have been demonstrating in the United Kingdom. There were riots in Vancouver Canada because a hockey team lost a game – huh?  The country of Greece is just about bankrupt & there is blood in streets there, with more protests and demonstrations expected.  In the United States – the state Minnesota is shut down – excuse me, but is that good news or bad news?  On August 2, 2011 the United States of America may run out of money and default on some of its debt.  OUCH!
So for me it is a process of elimination.  The Republic of Panama - NOW is the time!

It is Independence Weekend in the USA

As every American celebrates the nations' independence let us not forget what independence truly means and why America celebrates.  Remember where we came from, the British had a stranglehold on the colonies and wanted to run them the way the Brits ran Britain, but a strong group of individuals said no way and rebelled against them.  The Brits wanted too many taxes, the Brits wanted the government to control everything, the New Americans fought hard and long to get away from that sort of rule - fast forward 2011, OOPS here we are again waging a similar battle for the same independence, but now you are called un-American if you go against the sitting government, isn't the American way to debate your position and hold true to your beliefs?  Not today, the government has reverted to history, just NOT our American history but British type history, tax the crap out of people and make the government the ruler over ALL so they are more and more reliant on government, then they are easier to control.  The American founding fathers said BULLSHIT, we will not allow government, any government control us, the PEOPLE WILL CONTROL.  Keep this in mind as we celebrate American independence from a ruling government that was for the government, not the people.
